What We Actually Do
Most of the garage doors we open up in this area were installed on houses built somewhere between 1938 and 1996, with the bulk of that stock going up through the 1960s and 70s across the 42 named neighborhoods that make up this part of Marin. That means a lot of what we work on is original steel section doors on side-mounted torsion springs, older extension-spring setups in detached garages, and openers that have been swapped once or twice since the house was built but never matched properly to the door weight.
We replace broken torsion and extension springs, rebuild worn tracks and rollers, swap out dead openers, fix cables that have jumped their drums, and true up panels that have racked on their hinges. We don't do new construction framing or structural garage conversions, if a job needs a contractor's license for the building itself rather than the door, we'll tell you that up front instead of taking the work anyway.
The mild temperate climate here is easy on hardware compared to places with hard freezes or heavy salt air, so a lot of failures we see are simple age and use, galvanized springs rated for a set number of cycles finally giving out, not weather damage. That changes what repairs make sense: we replace parts, we don't rustproof or winterize doors that were never built to need it.
